Beaches of South Walton Condos & Homes

Miramar Beach lies along Scenic Gulf Drive, with condos and private single family homes situated between it and the Emerald Coast Parkway. This is where you can find the Silver Sands Factory Stores, over 100 designer outlet stores. Miramar contains the community of Seascape Beach, a master-planned neighborhood designed to complement the area's natural features. Seascape Resort, a 300 acre resort with 18 holes of golf, tennis courts, swimming pools and cycling trails is located here.

Sandestin lies on the Emerald Coast Parkway, a few miles ahead of the turnoff onto Scenic Highway 30-A. The Sandestin Golf and Beach resort is famous for its outstanding golf courses, shopping at Baytowne Wharf and Market Shops at Sandestin, not to mention the Silver Sands Factory Stores just a few minutes' drive away. From spectacular real estate opportunities to the best in resort living, Sandestin is definitely worth a day of exploration in its own right.

The rest of the Beaches of South Walton can be found via the westernmost point of Scenic Highway 30-A, along the eastern edge of Topsail Hill Preserve State Park. This 1640 acre park features 3.2 miles of the Emerald Coast's famous 'sugar sand' beaches,25+ foot tall sand dunes, camping, shoreline fishing (boats are not allowed here), swimming, hiking and wildlife watching. This is also where the 19 mile Timpoochee Trail, a walking, running, hiking and biking trail starts and runs parallel to 30-A.

30-A curves near Stallworth Lake as it brings you through the community of Dune Allen Beach. Historic Stallworth Lake lies here. Dune Allen homes have come a long way from those times, ranging from beach cottages that have stood for years to modern residential developments only a few years old. Some of these lie near Allen Lake and Oyster Lake, the two other local coastal dune lakes in the community.

Just past Dune Allen Beach, the area known as Santa Rosa Beach comes into view, with a part of the Santa Rosa Golf & Beach Club in view of the highway. Santa Rosa is the largest beach of all the Beaches of South Walton and legally incorporates most of the smaller beach communities from above Dune Allen Beach to Choctawhatchee Bay.

Scenic Highway and the Timpoochee Trail both veer inland and curve around Draper Lake, coming very close to Point Washington State Forest, 15,131 acres of conservation land available to the public for hunting, cycling and hiking. As the highway and the trail head back to parallel the beach for a short distance before heading inland again, you will enter Blue Mountain Beach, so named for the blue lupines that grow along the dunes. At a maximum of 345 feet above sea level, this community is the highest point along the Gulf of Mexico. Going through the community, you will drive by Big Redfish Lake and then Little Red Fish Lake as you enter Grayton Beach.

Grayton Beach, first settled in the 1880s, is the oldest community of all the Beaches of South Walton. This has been called one of the most beautiful beaches in the world, and while civilization has made steady advancements, placing condos and townhomes within easy reach of real estate buyers, many of the the mid-century beach cottages that housed many a vacationing family in the '40s and '50s still stand today. The Red Bar is housed in one such building, formerly a general store and now a restaurant featuring live music from the Red Bar Jazz Band.

30-A cuts back towards the Gulf as it runs through Western Lake, easily the largest of all the coastal dune lakes in the area, and a small slice of Grayton Beach State Park. It then hits the community of Seaside and, nestled between two arms of Western Lake further inland, WaterColor. WaterColor is a luxury, master-planned resort containing northwest Florida's only AAA rated hotel - the WaterColor Inn. It also contains condo real estate for the buyer who wants to enjoy resort living while owning their own home. The many amenities this community offers include golf, boating, fine dining and shopping.

Seaside is an unincorporated, master-planned community, made famous in the 1997 movie The Truman Show for portraying the idealized American town. Before it became familiar in popular culture, Seaside had won recognition in architectural and community planning circles nationwide, even earning a commendation from TIME Magazine as the "most astounding design achievement of its era".

The highway sweeps along the beach and into Seagrove Beach, which technically incorporates both WaterColor and Seaside. This is another place where you can find mid-century homes that have housed generations of local and regular vacationing families. Point Washington State Forest land runs very close to the community and there are several entrances to it here. Seagrove Plaza, filled with boutiques, restaurants and other businesses, is a regular draw for locals and people living in the surrounding communities.

Another curve inland brings you through Eastern Lake and then past Deer Lake as you travel with Point Washington State Forest on one side and Deer Lake State Park on the other. Immediately after leaving Deer Lake State Park, you will see the master-planned WaterSound community on your right, 256 acres of upscale development featuring single-family homes.

Timpoochee Trail and 30-A swerve back to the beach just after cutting through Camp Creek Lake and entering the community of Seacrest Beach. Seacrest is comprised of a number of large neighborhoods to the east and private homes on the coast to the west. The Camp Creek Golf Club lies to the left of the highway and provides 18 holes of regulation-length golf, challenging for all levels of golfer. Just off of 30-A, on Side Camp Road and past Highway 98, lies Origins Golf Course.

Just past the Camp Creek Golf Club lies the master-planned community of Alys Beach. The gleaming white villas and courtyard homes are modelled after Bermudan and Guatemalan architecture. The 158 acres of planned development includes a 20 acre nature preserve.

Between Alys Beach and Rosemary Beach lies The Village of South Walton, an upscale condo development that also offers an array of businesses and amenities only minutes away from the homes it features.

Rosemary Beach is a relative newcomer to the Beaches of South Walton, being established in 1995. The wild rosemary that carpets many areas of this community inspired its name. A network of gaslit paths and boardwalks leads pedestrians to public spaces on every street. The architecture shows influences from many coastal communities around the world, from the Netherlands to the West Indies.

Rosemary Beach is where both Scenic Highway 30-A and the Timpoochee Trail end at the E Emerald Coast Parkway, but there is yet another community that is part of the Beaches of South Walton just beyond. Inlet Beach was named after Phillips Inlet, that separates Walton and Bay Counties. Condos are the main real estate attraction here.

Beaches of South Walton Coastal Dune Lakes

You may wonder why the lakes above were highlighted in blue and no other lakes (of which there are many) were mentioned. These lakes are known as 'coastal dune lakes' and are extremely rare phenomena, occurring in only a few places in the world.

Stallworth Lake, Lake Allen Lake, Oyster Lake, Draper Lake, Big Redfish Lake, Alligator Lake, Little Redfish Lake, Western Lake, Eastern Lake, Deer Lake and Camp Creek Lake are all 'Aeolian lakes'. 'Aeolian' comes from the Greek god Aeolius, who governed the winds. Aeolian lakes were formed by wind activity thousands of years ago. Coastal dune lakes intermittantly open up via passageways through the dunes to the sea, allowing fresh and salt water to mingle and forming ecosystems found nowhere else on Earth.

These lakes are considered "critically imperiled in Florida because of extreme rarity" by the Florida Natural Areas Inventory and steps have been taken to preserve their unique features. Heading this is the Coastal Dune Lakes Task Force, which keeps an eye on Beaches of South Walton real estate development. If you're lucky enough to find a Beaches of South Walton condo or home overlooking one of these singular natural formations, it is likely well worth the price.
